Are you considering listing your home but feel you should wait until the holidays are over?  Some even want to wait until February or March to list their homes.  Here is a list of 4 reasons why you should list your home during the holidays.

  1. Serious buyers dominate the buyer pool during the holidays
    • Trust me, Realtors dislike lookey-loos just as much as the Seller does. This is the time of year when lookey-loos are conducting their browsing in stores, not homes.  Take advantage of the pool of buyers that is predominately true buyers and list during the holidays
  2. Consider who the competition is
    • Yes, there is still inventory. The market has a handful of categories of sellers during the holidays:  1)  Those willing to list during the holidays  2)  The homes that have been overpriced for too long and as a result, managed to miss their optimal opportunity for selling   3)  Those who didn’t heed the advice of their real estate professional when preparing the home for sale  4) Relocation due to job or circumstances.  These are easy Sellers to compete with, if the listing is handled correctly.
  3. Built in deadline
    • Often times, buyers want into their new home BEFORE the holiday(s), even if it is a week before, they have a place they can call home and share with others. Remember, a cash buyer can close in +/- 14 days, while a buyer taking a loan would need +/- 30 days to close.  The holidays serve as a built in deadline for the buyer, which is a good thing.
  4. It is an opportunity to showcase the entertaining and decorating possibilities the home has to offer
    • This needs to be strategically handled as over-decorating can backfire.  Having the right touch and amount of décor will enhance the home’s showability.
