Yesterday I covered the first part of 4 Must Do’s When Listing Your Home For Sale, which was “Consult a PROFESSIONAL Realtor that has experience converting a home into a house for sale”.

Today, let’s learn about the 2nd part:

Understand and plan for it to be a process.   I break this part down even further, into 3 steps.

  1. Strategic planning. Now that you have found your professional Realtor, we will discuss everything from the welcome mat at the front door, to the color palette of the home and décor, to any necessary repairs to the home, decluttering, and staging the home (which may or may not include utilizing your existing items).   I have listed numerous homes where the homeowner was able to do the work themselves at minimal expense.  There are other times various trades are called on to do the work.  Either way, planning is involved.  Deadlines are set & budgets are created.

    This leads to our next step…

  2. Time. Once a decision is made to sell the home, most are ready right then and there to list the home in MLS.  Remember, the steps above take time.  Time to decide, budget, schedule.  Time to declutter.  We live in a world where we want things accomplished instantaneously, but with intentional planning, the home will truly SHINE.

  3. Outsource. Let’s face it.  We are not all DIY’ers here (I know I am not!).  In some situations, it is simply best to outsource work that needs to be done.   Don’t worry, “I have a guy” for that.  Not trying to be sexist, it just seems to always be the saying.  I do have a list of vendors that I am able to share with you and no, they are not all male!  If work is done, always ask for a receipt.

Well, that was not that bad, right?  I have personally guided clients through suggested improvements to the home prior to listing.  It is a JOY to watch the showings take place and strong offers come in as a result.   Although it takes planning and it is a process, trust me, it is so worth it!  I have found that even less items are requested for repairs during the inspection time frame.
