Today I have appointments lined up back to back with clients and businesses.  This is Face Time, Realtor Style for me!  My absolute favorite part of my job is the personal, one-on-one time that I have with clients.  I don’t mean over the phone, or through texting (which I do all day every day), but in person, face to face.

Client Meet Up

Today, I get to meet up with a client of mine and we’ll enjoy some Starbuck’s.  I look forward to hearing about the first time her kids swam in their very own pool, about the changes they have made to the home, and all the fun topics homeowners share with me after the closing.  I have worked with them on 4 different homes over the years and they have come to mean so much to me.

School is out May 21st

School is out May 21st

School is out May 21st

Nothing gets my heart beating fast like hearing the words, school is out May 21st.  However, May 21st will come next week, whether I am ready or not!  I have the kids enrolled in a sport 2X a week, first thing in the morning,  Ms Tina will be teaching them, again, on the swim team through TNT Divas.  They will practice at the Power Ranch, Ranch House pool.  TNT Divas does such an amazing job teaching the kids the various strokes, diving, flip turns, turning their heads – basically all the techniques they need to become better swimmers.

Question is, what else should the kids do…?  My son would really like to play in the summer band as well as enroll in the robotics class.  However, the school has these 2 classes scheduled an hour apart.  The reality is, I can’t go back and forth 4X a day for activities and be expected to work.    But just like all other parents out there, I will figure it out.

Summer

As a Realtor, I have the flexibility to set hours that work well for me and my family, while still providing the utmost service to my clients.  When you work with me, as some point in time, you meet my family.  That is just how that goes and I love it!

How about you?  What are your plans for your kiddos this summer?  Hopefully you will be staying busy but also squeeze in a vacation as well.

Summer is a busy time in real estate.  Busy is good so I will take that all day long!

AASK, Aid to Adoption of Special Kids, hosted a Family Fun Walk this last Saturday at Steel Indian School Park.   A couple weeks prior to the walk, we decided, as a family, that we wanted to participate in this walk. Much to my surprise, two dear friends decided they wanted to join us in the walk.  I then reached out to a special family (details need to remain private due to circumstances) and we had 5 more team members.  After a quick registration, our team met up and there were many smiling faces and hugs.

The walk itself was good.  The kids had a blast spending time together and ran up ahead of us.  Afterwards, Studio 8 hosted the entertainment part of the event.  Their experience interacting with children was evident and they got them up, dancing, and participating in little competitions.  My husband was called up to be a Dad in a dance off!  During this time, Howler, the mascot for the hockey team, The Arizona Coyotes, arrived.   I should point out that I have a child with an intense fear of mascots!  However, Howler looked friendly and my child handled Howler’s arrival beautifully!  Howler engaged the children in a silly and non-threatening manner. They all danced to the music and had a blast!

AASK set a goal to raise $100,000 and as of Tuesday, May 5th , they are at $83K.  The funds will go to reuniting siblings who are in care but separated into different homes.  The funds provide them an opportunity to send these children to a week long camp TOGETHER!  What a blessing.  The funds will also go to supporting Kin, Mentors, Foster, and Adoptive families.

Who is AASK?  According to aask-az.org, “AASK is the largest agency in Arizona that is solely focused on finding families for children through foster care, adoption, and mentoring.  In our 26 year history, we have found permanent homes for more than 2,300 children.  Last year, AASK provided 226,383 nights in a foster home for foster children in Arizona.  We also have a team dedicated to supporting kinship families who are caring for a loved one’s child.”

Once people hear my story of fostering children, they share with me their desire to help.  Here is that chance!  You can donate to AASK and help them reach their goal of $100,000.  You are welcome to donate to our team, click here.  I can personally share that AASK has been instrumental in our lives, pre-fostering, during fostering, and post-adoption.  Please help this amazing agency but most importantly, help the truly wonderful kids.  Thank you.

Market Changes

Two main changes to note in April’s Sales Report for Power Ranch – is the Average Sale Price as well as Days on Market.  The Average Sale Price for Power Ranch is now $263,858, up from $261,459 in January.  The second change I would like to point out is the Days on Market (literally how many days a home is on the market before the status changes to pending) has dropped significantly from 78 in January to 50 in April.

What does this mean to a potential Power Ranch Home Seller?

This is truly an ideal time to list your home.   Even though it may seem like there are additional homes for sale, all the numbers tell me that it is a good time to list your home for sale.  It also tells me that if you are a buyer, I will share with you how I would go about getting you under contract on the home you want without getting beat out by any other offers or having appraisal issues.
