Are you considering listing your home but feel you should wait until the holidays are over?  Some even want to wait until February or March to list their homes.  Here is a list of 4 reasons why you should list your home during the holidays.

  1. Serious buyers dominate the buyer pool during the holidays
    • Trust me, Realtors dislike lookey-loos just as much as the Seller does. This is the time of year when lookey-loos are conducting their browsing in stores, not homes.  Take advantage of the pool of buyers that is predominately true buyers and list during the holidays
  2. Consider who the competition is
    • Yes, there is still inventory. The market has a handful of categories of sellers during the holidays:  1)  Those willing to list during the holidays  2)  The homes that have been overpriced for too long and as a result, managed to miss their optimal opportunity for selling   3)  Those who didn’t heed the advice of their real estate professional when preparing the home for sale  4) Relocation due to job or circumstances.  These are easy Sellers to compete with, if the listing is handled correctly.
  3. Built in deadline
    • Often times, buyers want into their new home BEFORE the holiday(s), even if it is a week before, they have a place they can call home and share with others. Remember, a cash buyer can close in +/- 14 days, while a buyer taking a loan would need +/- 30 days to close.  The holidays serve as a built in deadline for the buyer, which is a good thing.
  4. It is an opportunity to showcase the entertaining and decorating possibilities the home has to offer
    • This needs to be strategically handled as over-decorating can backfire.  Having the right touch and amount of décor will enhance the home’s showability.

As a thank you to our veterans, I wanted to share with you a personal experience I recently had.  A co-worker of mine, Perry Toro, recently returned from service in Afghanistan.  Another agent in our office, as well a a few other Visionary Property Realty  agents, helped take care of his business while he was away serving.  Rebecca Rodgers with imortgage, coordinated and sent care packages to Perry.

The day came when Perry sent an email sharing when he would be returning home.  I had my children prepare Welcome Home banners.  Five of us went to the airport to welcome him home!  We all wore our black and white Visionary Property shirts.  Once we arrived at the designated greeting point in the airport, it became clear how BIG this greeting would be.  Local news media and their cameras and camera crews were there.  A great deal of focus was on one, young family.

There was a family with 2 young girls, waiting to see Dad.   Here we had come to meet Perry and this amazing family stole our hearts.  There wasn’t a DRY EYE and it felt like an honor to witness this special reunion.  I never did get their names but I am forever changed by this experience.  Watch the video of their emotional reunion:  Video of Dad’s return from Afghanistan.

Perry was grateful we were there to meet him.  His (adult) children and his grandchildren were there as well.  The following week, Visionary Properties held a welcome back party for Perry!

SEPTEMBER to OCTOBER COMPARISON:

Power Ranch saw a dip in new listings in the month of October, from 33 new listings in September to 18 new listings in October.  This decrease in new activity is normal and is typically seasonal as we approach the holidays.  The average list price went up from $282,000 in September to $295,000 in October.  Interestingly, the average sale price dropped from $249,000 in September to $228,000 in October.   Less square footage seems to have been the sale trend for October as the average square foot in listings was 2,343 while the average square foot in October sales was 1,934.   List price per square foot went up slightly to $125/sq ft while the average SOLD price per square foot was $119.  Average Days on Market jumped from 65 days in September to 79 days in October.

WHAT DOES ALL THIS MEAN TO YOU?

The drop in listings is normal going into the holidays.  Less people are willing to go through the “preparation and showing” process during the holidays.  So in my opinion, this is a reflection of the calendar month more than anything.  What I find particularly interesting is the ratio of new listings-to-solds from September to October:  September’s ratio was 33 new listings/36 solds while October’s ratio was 18 new listings/28 solds.  While the volume of activity was higher in September, there were substantially more solds in October than there were new listings.  This tells me that September was a strong month for homes going under contract compared to new activity in October.

WHAT TO EXPECT

Oh, if I only knew!  Experience tells me Power Ranch will continue on the trend of being light on new listings during the holidays. There is still inventory to clear out so we will still see homes closed, but my guess is the number will remain the same or decrease.

WHAT SHOULD YOU DO IF YOU WANT TO LIST YOUR HOME?
